Client Brief

Select MEP was commissioned to provide mechanical services for a large-scale Build to Rent (BTR) student accommodation development in Oxford, featuring 189 bedrooms across studios and cluster units.

The project required detailed RIBA Stage 5 design and coordination, with a focus on compliance, energy efficiency, and comfort for future residents. The scheme was developed entirely in a 3D BIM environment to ensure precise coordination and smooth installation.

What We Did 

Our team delivered a full Stage 5 mechanical design and coordination package, including:

  • Contractor design and installation drawings
  • Detailed domestic water services schematics and pipe sizing
  • Part F ventilation and natural ventilation calculations
  • MVHR and MEV system design for studios and cluster bedrooms
  • Communal area ventilation and air conditioning design
  • Main plant schematics for Hot Water Heat Pumps and storage
  • Builderswork drawings and regular site visits
  • 3D Revit drawing production for enhanced coordination

Using advanced 3D BIM modelling, we coordinated all mechanical systems with architectural, structural, and other building services teams. This approach minimised on-site issues, improved installation accuracy, and ensured a smooth handover for the client.
