Client Brief
Our client contacted us to assist with developing the construction-stage mechanical package for a two-floor CAT B office fit-out, alongside associated warehouse services. Working from a Stage 3 tender design already priced by the contractor, the project required a detailed, build-ready package to ensure installation could proceed smoothly, maintaining compliance and aligning with the agreed budget.
The client sought a practical, coordinated approach that would minimise variations while ensuring full regulatory compliance and operational efficiency.
What We Did
Our team delivered a comprehensive Stage 5 mechanical package, including:
- Air conditioning and ventilation systems
- Public health services
- Detailed equipment schedules
- Thermal modelling via IES for heat loss and gain calculations
- As-built Part L / EPC lodgement
To support both the contractor and client team, we provided:
- Detailed construction-stage drawings ready for direct installation
- Thermal model calculations to optimise HVAC system performance
- Equipment schedules for accurate ordering and timely delivery
A key focus was maintaining alignment with the original Stage 3 tender package, ensuring that the developed Stage 5 design did not introduce cost variations. By combining our knowledge of commercial office and warehouse environments with practical contractor workflow experience, we refined the design to be both efficient and fully compliant.
