Client Brief
Engaged to progress the mechanical design to a construction-ready level, we were responsible for delivering the full RIBA Stage 5 package for a CAT B fit‑out spanning two office floors, together with the associated services for the adjoining warehouse facility.
The project commenced from an existing Stage 3 tender design that had already formed the basis of the contractor’s pricing. Our role was to translate this initial information into a coordinated, fully detailed set of documents that could be issued directly for installation, maintaining continuity with the agreed commercial parameters.
Our scope included:
- Air Conditioning Systems
- Ventilation Systems
- Public Health Services
- Comprehensive equipment schedules
- IES thermal modelling to calculate heating and cooling loads
- BREEAM support and reporting.
What We Did
To facilitate a smooth construction process, we provided:
- Detailed drawings and technical information suitable for immediate on‑site delivery
- Load calculations derived from an IES model to verify and refine system sizing
- Clear equipment schedules enabling the contractor to procure materials without delay
Key considerations:
A key challenge throughout the project was ensuring the developed design remained aligned with the original tender package. Since the contractor’s pricing was based on that design, preserving scope integrity was essential to avoid variations while still meeting regulatory and performance requirements.
