Client Brief

Select MEP was appointed to deliver a RIBA Stage 4 Mechanical and Electrical design package for the conversion of an existing office building into 63 high-quality apartments in St Albans.

The project required a carefully coordinated approach to transform a commercial space into compliant, comfortable residential accommodation. Due to the complexity of retrofitting new services into an existing structure, precision design and close collaboration across disciplines were essential to ensure performance, compliance, and buildability.

What We Did 

We delivered a comprehensive Stage 4 technical design package covering all core mechanical and electrical systems, including:

  • Mechanical ventilation systems
  • Domestic water services
  • Above-ground drainage design
  • Builderswork requirements
  • Heating system design
  • Small power and data installations
  • Security systems
  • Fire alarm systems
  • Internal and external lighting design
  • EPC calculations

To ensure successful delivery, we carried out multiple site visits to coordinate services within the constraints of the existing building. Regular design team meetings were held to align technical requirements with the overall project vision, alongside coordination workshops to integrate mechanical, electrical, and structural elements seamlessly.

We also managed incoming utility coordination, ensuring reliable service connections and compliance with statutory requirements.
